The main workflow, step by step
The window follows a buyer from the whole building to an enquiry on one apartment, and then the sales agent who answers it. Pick a step to see its screen. The development, the units and the prices shown are invented for the demonstration.

Who uses it, and what each role can do
A development is sold by several teams and often through outside brokers. The roles keep prices and reservations under the developer's control while letting everyone present the same picture.
| Role | Sees | Can do |
|---|---|---|
| Buyer | The building, available units, plans and views | Filter, shortlist, download and enquire |
| Sales agent | All units with status, price and leads | Present, reserve and follow up |
| Broker | Units released to them and their own leads | Present and register a client |
| Sales manager | Availability, pricing and performance by unit type | Release, hold and reprice units |
| Marketing | Content, images and enquiry sources | Update materials without a developer |
When the work leaves the usual path
Selling units that do not exist yet means the information changes weekly. The presentation has to stay truthful through each of these situations.
| Situation | What the system does | Who decides |
|---|---|---|
| Unit reserved while being viewed | Updates the status and suggests similar units | Sales agent |
| Reservation lapses | Returns the unit to available everywhere | Sales manager |
| Price list updated | Shows new prices at once, with the date | Sales manager |
| Plan or specification revised | Replaces the drawing and notes the revision | Marketing |
| Two brokers register one buyer | Flags the duplicate for a decision | Sales manager |
| Device cannot run the 3D building | Offers floor-by-floor images and lists | Marketing |
What it connects to
The building on screen is a front end to your sales data. How that data is held today, and how it can be read, decides most of the integration work.
| System | What moves | Direction |
|---|---|---|
| Sales or inventory system | Unit status, prices and payment plans | Into the presentation |
| CRM | Enquiries with unit, source and shortlist | Out of the presentation |
| Architectural models and plans | Building geometry, floor plans, unit sheets | Into the presentation |
| Booking calendar | Viewings at the sales centre | Both ways |
| Broker registrations | Clients registered against units | Both ways |
What a first release includes
Interactive building
A 3D model of the development, optimized for the web, with floors and units that can be selected.
Unit finder
Filters by bedrooms, area, floor, view and budget, with results shown on the building and as a list.
Unit pages
Plan, specifications, the view from that height, price where disclosed and a sheet to download.
Live availability
Status and prices read from your sales system, so that sold and reserved units are never offered.
Enquiries and shortlists
Enquiries that carry the unit and the buyer's shortlist into your CRM, with the source recorded.
Sales centre mode
A touch-screen version for agents, with reservation controls and nothing a buyer should not see.
Often added after the first release
- Walk-through of a show apartment
- Finishes and upgrade selection
- Online reservation with a deposit
- A broker portal with commissions
- Further phases of the development
What we need from you
- The architectural model, floor plans and unit schedule
- How unit status and prices are recorded today
- Photography or renders of views at different heights
- The markets and languages the project is sold in
- A sales manager and an agent to test in the sales centre
Ownership and licensing terms are defined in the project agreement.
What to do next
Send us the unit schedule and a sample floor plan. We reply with how the building would be prepared for the web, what we would read from your sales system and a proposal. Start a conversation or book a 30-minute call.
Common questions
Can it show real availability?
Yes, when it reads unit status from the system your sales team updates. We establish how that system can be reached and how quickly a reservation appears online. Where status is kept in a spreadsheet today, a small administration screen or a scheduled import can serve at first, with a clear owner for keeping it current.
Does the 3D building work on phones?
It does when the model is prepared for the web: simplified geometry, light textures and staged loading, with a fallback to floor plates and lists on devices that struggle. Buyers browse on phones and agents present on large screens, so both are tested on real devices throughout the project.
Should prices be shown publicly?
That is a commercial and sometimes a regulatory decision, and it differs by market. The presentation can show prices to everyone, show them after registration or invite an enquiry instead. Rules on advertising off-plan property vary between countries, so the wording and disclosures are agreed with your legal advisers.
Can brokers use it?
Yes. Brokers can be given their own sign-in, see the units released to them and register a client against a unit. Registration is time-stamped, which settles most disputes about who introduced a buyer. Commissions and agreements can follow in a later phase.
